Routine commercial property landscaping preserves the value of a center. When hoa lawn care is neatly mowed and shrubs pruned, when edges are clean and flowers are in bloom, the appearance speaks volumes about a property owner’s standards and commitment to quality. When the landscape appears to be in a state of decline, business is effected and tenants become less than happy.

Then there’s routine landscape maintenance performed— including the usual activities like mowing lawns and trimming plants. And, their are “the landscape improvements” that make the difference between the average and the elite.

Read on to get our 5 Tips and Trends.

Tip#1 Pruning trees and shrubs

As a general rule, a tree should be pruned 1 time every 3 years for the first 10 years of its life, and that could be as simple as five to 7 selective pruning cuts each occurrence. Shrubs are more specific, and pruning will depend on whether you want them to grow naturally or whether you want to shape them to perform a particular function such as a hedge or barrier screen.

Mature trees come with their own specific requirements. Most professional arborist agree that the health of a mature trees is extremely vital and worthwhile, though some also agree it is important to hire someone who is particularly knowledgeable to prolong the trees lifespan.

Tip#2 Hire the right arborist

Commercial property maintenance always hire the arborist who is qualified and has the certified credentials. One that has the local experience with shrubs and trees in your area. Look for a certified arborist, ideally one who belongs to a professional association such as International Society of Arboriculture., the Tree Care Industry Association or the American Society of Consulting Arborists. Arborist belonging to professional organizations will have met specific eligibility requirements and, in most cases will have passed an examination. Most are required to take continuing education to re certify every few years.

Always check references, ask for proof of insurance (personal injury and property damage) and try and visit a job site where the arborist has worked previously.

Tip#3 Save More Dough on Your Water Flow

One of most powerful tools in any property is water conservation and utility expense management plan is an irrigation system equipped with a master valve and flow meter. The latest advancement in landscape technology is being reached by better management of water flow through systems retrofitted with master valves and flow meters. Older systems that were not installed with these features are wasteful during unexpected water flow events.

With a master valve controlling water flow and flow sensors detecting how much water is going through a smart irrigation system, properties can now monitor water usage data literally down to the last sprinkler head. Having access to such detailed information is beneficial for any company looking to accurately measure their irrigation water costs. And the good news is that in addition to water savings, retrofitting older properties with this hardware technology is much more feasible and cost effective than ever before.

Tip#4 Take Control of Your Hidden Irrigation Costs

According to some industry analysts, the one area of uncontrolled costs for most commercial landscaping company and building owners is the cost of maintaining the irrigation system. Research shows that between fifteen and thirty percent of a company's annual landscape costs are spent on damaged sprinkler heads, nozzles and inefficient watering practices. “For most commercial properties, the true cost of simple irrigation repairs is invisible. In Fact 90% of the companies have uncontrolled irrigation related expenses”

Tip#5 THE LANDSCAPE WALK-THROUGH

A job site walk through with your commercial lawn care or assigned account manager is essential from time to time, this helps keep the lines of communication open assisting everyone to stay focused on your goals and desires.

As part of the process, everyone on the site walk should be taking notes for service items, including capturing photo images and prioritizing important landscape requests. A potential list of landscape improvements should be discussed, planned and prioritized for future budgeting. It is also helpful if the client participates, contributing their thoughts and involvement for the site walk through.

Maintaining the same walking pattern helps to establish a routine walking pattern helping to organize important agenda for the next meeting.
