commercial landscape maintenance san jose-bay area

There are so many different types of commercial properties in the Bay Area. From large multi complex buildings to single building properties and no two landscapes are similar.

At FloraTerra we have had some clients that have asked questions about the management of their water and how we can help them on their commercial properties. Considering the immediate bay area drought and water agency restrictions, you’re certainly not alone and have someone that you can turn to if you need help in this area. With those challenges in our forefront, let’s take a look at some common water management challenges we see on commercial landscapes and some solutions on how to manage them.

Top 4 Commercial Water Management Challenges and Solutions for Commercial Landscapes

Water Management Challenge #1: Watering On uneven terrain

There no doubt that water flows down with gravity when applied to slopes and its challenging to keep that from occurring. At the base of the slope, it’s not uncommon to find wet soggy soil, which can not only damage landscaping but can create other problems like mosquito s and plant disease issues.

One solution is to use high efficient rotary nozzles that apply water at a lower rate, allowing sufficient time for the water to soak and infiltrate back into the soil as opposed to running off site.

Water Management Challenge #2: Zoning Plants Correctly

Low maintenance landscaping in general require variable watering requirements. Applying the same amount of water to all of plants is typically not recommended and for good reason. Scheduling the same amount of water for all plants results in the development of root disease and other problems, causing plants to slowly decline and wasting our valuable resource called water. For example annual flowers need to be watered at least two-three times per week and a native tree might need to be watered only once per month

This problem can be remedied with San Jose water management by hydro zoning individual plant beds with the use of low-volume drip irrigation that delivers water at an efficient rate helping to conserve and maximize water distribution. Also, using the cycle and soak feature on an irrigation system will help to allow the water to be applied in multiple applications helping to minimizing water runoff

Water Management Challenge #3 Irregular Shaped Planter Beds

"Applying water evenly is a problem with irregularly shaped planter beds and hard to reach areas, odd shaped areas are definetely a challenge usually resulting in overspray and water waste."

Using special designed spray nozzles with variable arc adjustments can deliver the water in a more precise manor, especially in irregular-shaped areas of a commercial landscape.

Water Management Challenge #4: Variable Solar Exposure and Micro-Climates

Even with expert water management, commercial landscaping can be effected by the weather exposure and can influence the amount of water your landscaping requires. It becomes increasingly challenging, as plants mature, solar exposure changing with the seasons, so your watering system needs to adjust as the weather changes.

This is where smart irrigation controllers become extremely valuable since they will adjust according to the daily weather requirement applying just the right amount of water for the solar exposure and weather customizing a water schedule that can save you as much as 25-40%.
